Home warranties are not a scam. Speaking as an insurance agent of 16 years.

Home warranty is the warranty on your Heating, A/C, Furnace and Water Heater. Now this is not needed if you can come up with $10K or more immediately if any of these items die on you.  So it's really great for most people in the midwest who purchase homes built in the 1900s with Furnaces and such that are over 15 years old.
Again, if you have the funds to replace these major home appliances, you do no need this coverage.

Be  prepared to pay out of pocket for a home inspection which run between $350-$1,500 depending on your city. The small towns can be as small as $100.00

Anthony and I are looking into purchasing a humble little cottage in Minnesota this Summer too. Emerson needs a yard.

We got pre-approved for a home loan, yesterday, so now we'll be looking to purchase one!

We got it only because we didn’t know any better. Home warranties are a scam and unnecessary as long as you have money saved—unless the sellers are paying for it—then you can buy it 😀

I comb through the documents because it’s OUR money. If I’d just signed the papers, we’d have signed off on mistakes and percentages that would’ve hurt us. I know in theory others should be doing their job—but we have to do ours too.

And of course pray about it. Ask for God’s peace. For God to align you with the right agent. And ask God to know how to prepare your finances/situation before you buy. Prepare for your right timing, so when the house goes on market you have everything available to buy the home without scrambling. If you’re not prepared you might delay your own blessings from the Lord. Get married and give yourself a couple months to get all of your information changed because that in itself is a process.
